Wooburn and Bourne End Parish Council has objected to a plan to demolish a care home and replace it with another one due to "insufficient parking" on the site.
Chilterns Healthcare Ltd first submitted a planning application in 2015 to extend Chilterns Manor in Northern Heights, Wooburn Green.
Planning permission was granted at appeal on March 6, 2019 for ‘alterations to existing house, single storey front extensions, three storey rear extensions, to provide 42 bedrooms and ancillary accommodation’.
A new application was submitted in 2022 to essentially knock down the nursing home and develop a new build three-storey care home.

This includes 42 new single bedrooms with en-suites, five communal rooms and ancillary provisions (kitchen, laundry, hair salon, activity rooms, library, quiet room, treatment room, boiler room, and laundry) arranged on four levels.
As well as this, 15 spaces are provided in the application made up of nine spaces opposite the Home in the road, used historically by the Home and six further spaces on site, two of the latter being bays for the disabled.A planning, highways and lighting committee held on June 28 revealed Wooburn and Bourne End Parish Council strongly objects to the plans "due to insufficient parking on the site".
They explain the current guideline ratio should be one space to every three residents on site and not include parking on the surrounding roads. They also note there is no basement impact survey.
Neighbour Katharine Nash said: "The proposed site plan does not show the additional proposed 6 parking spaces, nor can I see where there would be sufficient parking to satisfy the required ratio of parking/residents plus turning space for emergency vehicles."
Paul Parrish added: "There is currently insufficient parking for the care home property. There is insufficient space/land on the care home land envelope to ensure that adequate parking was made available at the present time. If the current application were upheld this would only make the problem worse."
Chilterns Manor is home to 22 elderly people and received an inadequate CQC rating back in May 2023.
The Care Quality Commission has re-inspected Chilterns Manor care home in Bourne End on February 17 and 22.
During the February inspection the CQC found a person with dementia was unsupervised in their room with an “exceptionally hot” portable heater.
Although “some improvements” had been made to the home’s environment, the garden remained in “poor condition,” the report noted.
Chilterns Manor has been reinspected and has again received an inadequate rating with a report published tomorrow (Thursday, August 10).
