BUCKS council’s plans to build 50 homes have been given the final sign-off – but a further application is needed for the development to happen.

Plans for new homes won’t happen on land at Mount Tabor House, Leighton Road, Wingrave (20/04388/APP).
A developer wanted to build five homes, compromising one lodge and four houses set around a central parking court – holding 12 vehicles.
The design had elements from the Rothschild era, in keeping with the established architectural style of Wingrave village.
But planning officers considered the impact on the nearby Grade II listed Mount Tabor House and the Former Stables too great for them to approve the plans.
They also blocked the scheme on the grounds of insufficient information on how the development would impact protected species at the site, increase biodiversity, and how it will mitigate the impact on surrounding homes and area.

The council has given the final go-ahead to its outline plans to build three one-beds, three two-beds, 33 three-beds, six four-beds, and five-bedroom homes.
These could be delivered as a mixed of houses and flats ranging from tw0-storey to three-storey in height.
Parking numbers are unknown, but the site would need 106 spaces. The report states the drawings currently show sufficient parking can be delivered.

A final application must be submitted for the development to happen as the council only agreed the plans are acceptable in principle.
Despite planning committee members giving approval, the plans were met with some heavy resistance from locals.
They argue the scheme proposes ‘too many’ homes, it will visually impact the area, the loss of green space an impact on wildlife, and the roads are not currently suitable for the increased number of motorists.
One resident said: “The planners are very naive if they think that they have allowed for enough parking spaces - they clearly haven't, although probably few on the council probably think there are too many.

“To potentially develop this site potentially at the same time as one just across the road at Clay Hill, just shows how little the council cares about the disruption that would be caused to the local population.
“Many of the current roads near this development suffer from multiple potholes, damaging cars every day I expect. Just imagine the impact that all the developments traffic would have on these.”

The proposals maintain the Green Belt, and no built form encroaches into the Green Belt.
The more compact form of the development allows for more space for soft landscaping around the site.
Parking is provided to the front of Plots 2-3 to ensure that an active frontage continues around all sides of the site
