A "plain" house on a riverside site that went up for sale for £3 million could be bulldozed and replaced with a "striking" new home.
The two-storey Herons Rest, on Hedsor Road in Bourne End, could be demolished and replaced with a more modern house with five bedrooms if new plans are given the green light.
The 1.1 acre site, which borders the River Thames and the River Wye and is in the Conservation Area, went up for sale with planning permission for four new homes, for £3 million.
The current house, which is described in planning documents as "modest" and "plain" could be replaced, along with two other outbuildings, to make way for a new three-storey home of "striking and contempary design".
According to drawings, the ground floor will have a double garage, two toilets, a family room, kitchen/diner, snug and entrance hall.
The first floor will feature a master bedroom with en-suite and dressing room and two further bedrooms, which will also have en-suites.
The top floor would have two more bedrooms, a family bathroom and a study.
The home would have huge glass panels to reflect the trees that surround the building and will allow it to "merge" in with the landscape as it will be visible from the Cock Marsh footpath on the opposite river bank.
Developers say it has also been designed to minimise the risk of flooding for future occupants.
According to a heritage assessment, Herons Rest was built by boat builder John Andrews after planning permission was granted in 1954.
The house is south of his boatyard which was built in 1926.
